PROJECT OVERVIEW

This project highlights the revitalization of a classic Queenslander into a modern, functional family home while preserving its historic charm. Located on a compact 277m² block in Inner Ipswich, this remarkable raise, build-under, and extension project posed unique challenges that required thoughtful collaboration and design ingenuity.

Originally built in the early 1900s, the home had served its initial occupants well but was in dire need of attention after over a century of wear. The project was a combined effort between Queensland Designer Homes and Radius Builders, transforming the property into a timeless retreat tailored for modern living. The result is a home that not only honors its past but also ensures it remains a cherished residence for generations to come.
DESIGN INTENT

PRE-EXISTING HOME: A century-old Queenslander in need of significant restoration and transformation.
DESIGN BRIEF: Raise, build under, and extend the home to create a functional layout for a modern family while retaining its character and maximizing the use of a compact site.
  • Function: Modernize the home to suit contemporary family life while maintaining its Queenslander identity.
  • Form: Incorporate traditional materials such as timber chamferboards and VJ panels, along with character elements like leadlight windows, seamlessly blending old and new.

​The design prioritizes natural light, airflow, and a a sense of continuity within the interior spaces, creating a warm and inviting atmosphere.

CHALLENGES & SOLUTIONS

SITE CONSTRAINTS
Challenge: The home was situated on a small 277m² block, making it difficult to expand while maintaining functionality and flow.
Solution: The house was raised, and a new ground floor was built under the existing structure. This approach maximized usable space while maintaining the property’s traditional façade. A split-level entry ensures seamless transitions between the street, living areas, and outdoor spaces.

Challenge: Preserving and integrating c
haracter elements such as leadlight windows while modernizing the home.
Solution: Original leadlight windows were carefully restored and repurposed above the staircase, creating a stunning feature that filters northern light and adds a touch of character.

COLLABORATIVE DESIGN
Challenge: Balancing the homeowner’s vision with the limitations of the site and the requirements for modern functionality.
Solution: Close collaboration between the designer, builder, and homeowners ensured a cohesive design that met all expectations while addressing practical considerations.
DESIGN OUTCOME
The transformed home features:
  • Living Spaces: A spacious, light-filled living room at the heart of the home, complemented by north-eastern bifold windows that capture breezes and natural light.
  • Bedrooms: Well-appointed bedrooms, with a focus on comfort and privacy.
  • Bathrooms: Standout spaces, meticulously planned to reflect the homeowners’ vision, with Radius Builders bringing the designs to life with precision.
  • Ground Floor: A new rumpus room with French doors opening onto the backyard and side windows inviting in eastern light.
  • Character Integration: Thoughtful use of materials like timber stumps, chamferboards, and VJ panels to extend the home’s traditional charm.
The final design seamlessly merges the historic character of the Queenslander with contemporary elements, delivering a home that is not only functional and beautiful but also honors its storied past. This project is a testament to the power of collaboration and thoughtful design, ensuring this Queenslander’s legacy continues for another century.
