Is this report only for home buyers?
The report is primarily designed for buyers who want clarity before committing to a purchase. In some cases, it can also be prepared for existing home owners who want to understand renovation or redevelopment potential before investing further.
Does this replace a town planning report?
No. The report explains planning controls and constraints in plain English and analyses how they influence design potential. It does not replace formal town planning advice.
Does this include drawings or concept designs?
No. The report is an analysis and advisory document only. It does not include drawings, plans, or design development.
Will this tell me whether my project will be approved?
No. The report does not assess approval risk or guarantee outcomes. It explains constraints and implications to support informed decision-making.
Do you need to visit the property?
In many cases, the report can be prepared without a site visit. Optional site-based services may be available if appropriate and are discussed after suitability is confirmed.
How long does the report take?
Timeframes are confirmed once suitability is assessed and depend on the property and scope. This is discussed before commencement. Currently our standard time-frame is 5 business days.
is it better to get the report before or after we sign the purchase contract?
If you have found a property you feel is suitable for you, it is best to get a contract in place first if a due diligence or cooling off period is utilised - such as for building & pest inspections, due diligence, finance arrangement etc. During this period, we can conduct our reporting, lowering any risk of you losing out on a potential property.
